Based in the UAE. Still connected to the UK. Keep the UK side clear.
Britvex supports UAE-based founders, directors, investors and property owners with UK company formation, registered-office arrangements, accounting, Corporation Tax, Self Assessment, property tax and related UK compliance.
The right starting point depends on what connects you to the UK.
Moving to or living in the UAE does not turn company, property and personal-tax questions into one single “expat tax” issue. Each UK connection should be assessed separately.
UAE Founder with a UK Company
Form or maintain a UK company while the founder or director is based in the UAE.
Overseas Founders →Moved from the UK to the UAE
Review UK residence tax year by tax year and identify any UK-source income or gains that remain.
Non-Resident Tax →UK Property While Living in the UAE
Keep UK rental income, the Non-resident Landlords Scheme, Self Assessment and disposal reporting connected.
Landlord Tax →UAE Business Entering the UK
Organise the UK company or establishment, VAT, payroll, accounting and ongoing compliance.
UK Market Entry →A UAE residence visa and UK tax residence are not the same test.
HMRC determines UK residence under the Statutory Residence Test. The test considers days, work and other UK connections, and the position can change from one tax year to the next.
If you spend 183 days or more in the UK in a tax year, you are UK resident for that year under the first automatic UK test. Below 183 days, the other statutory tests may still produce a UK-resident result.
Identify → Separate → Connect → Maintain.
UAE–UK work becomes clearer when personal residence, company obligations, property and treaty questions are separated first and connected only where the facts require it.
Map the UK connections.
UK company, property, income, gains, employment, directorship or other UK activity is identified.
Distinguish personal, company and property issues.
A founder’s personal residence is not the same question as the accounting and tax obligations of a UK company.
Bring the relevant UK services together.
Accounts, Corporation Tax, Self Assessment, landlord tax, CGT or company compliance are connected around the same UK activity.
Keep the UK side current from the UAE.
Use the client portal and recurring accounting/tax workflow to manage documents, filings and communication remotely.
Apply domestic rules first — then use the treaty where it actually changes the outcome.
A treaty question is fact-specific. The result can depend on residence under the convention, the type of income, beneficial ownership, where work is performed, whether a permanent establishment exists and other conditions.
Britvex should therefore avoid describing “the UK–UAE treaty” as a single tax benefit. It is a framework for allocating taxing rights and relieving double taxation where its conditions are met.
The founder can be in Dubai while the UK company still has a full UK compliance cycle.
A UK company does not stop needing accounting records, annual accounts, Corporation Tax and Companies House compliance because its director or shareholder lives in the UAE.
Property creates its own UK tax route.
HMRC’s Non-resident Landlords Scheme applies to UK rental income where the landlord’s usual place of abode is outside the UK. Letting agents generally deduct tax unless HMRC permits the rent to be paid without deduction.
Gross-payment approval does not make the rental income exempt. The actual tax liability is still dealt with separately. A later disposal of UK property can also create Capital Gains Tax reporting.
Keep each UK income source attached to the correct reporting route.
For UAE-based individuals, Britvex focuses on the UK reporting and tax consequences of the UK connections that remain.
Non-Resident Tax
Review the UK residence position and identify UK-source income or gains that remain relevant.
Non-Resident Tax →Self Assessment
Report relevant UK income and gains where a UK Self Assessment return is required.
Self Assessment →Landlord Tax
Organise UK rental income, property expenses, the NRL Scheme and related tax reporting.
Landlord Tax →Capital Gains Tax
Review UK property and other relevant disposals, including any separate reporting deadline.
Capital Gains Tax →Not every UAE–UK question belongs inside a UK accounting engagement.
A UK professional relationship designed to work while you are in the UAE.
Britvex connects onboarding, documents, tax work and accounting communication through a UK practice and secure online client portal.
Before you assume one country replaces the other.
These answers explain the UK-side starting point. Cross-border outcomes can depend on both domestic law and, where relevant, the UK–UAE tax convention.
If I live in the UAE, am I automatically non-UK resident?
No. UK residence is determined under the Statutory Residence Test for each tax year. UAE residence or a UAE visa does not by itself settle the UK residence analysis.
Is there a UK–UAE double tax treaty?
Yes. The UK and United Arab Emirates have an in-force Double Taxation Convention covering income and capital gains. The convention has also been modified by the Multilateral Instrument.
Does the UK–UAE treaty mean I pay no UK tax?
No. The treaty is not a blanket exemption. The result depends on the type of income or gain, treaty residence, source, permanent-establishment questions and the conditions of the relevant treaty article.
Can I run a UK company while living in the UAE?
Yes. A UK private-company director does not have to live in the UK, but the UK company still has its own registered-office, accounting, tax and Companies House obligations.
Is UK rental income still taxable if I live in Dubai or elsewhere in the UAE?
Yes. UK rental income remains within the UK tax system. The Non-resident Landlords Scheme may also affect whether tax is withheld from rent before it reaches the landlord.
Can Britvex handle my UK company accounts and my personal UK tax?
Yes, where both services are required. Britvex can keep the UK company work and the individual’s UK Self Assessment or non-resident tax work connected while treating them as separate tax positions.
Does Britvex provide UAE corporate-tax or immigration advice?
This service is centred on UK accounting, tax and company obligations. UAE-specific tax, licensing, immigration and regulatory matters should be handled separately where UAE specialist advice is required.
Tell us what still connects you to the UK from the UAE.
A UK company, property, income source, disposal or residence question is enough to start. Britvex can identify the UK accounting, tax and compliance work that belongs around that connection and keep the ongoing relationship accessible from the UAE.
