Property tax becomes easier when the records follow the property from purchase to disposal.
Britvex supports UK landlords, property owners and property companies with rental records, Self Assessment, Making Tax Digital, company accounts, Corporation Tax and Capital Gains Tax reporting — with the ownership structure and property history kept visible throughout.
Property creates more than one tax event.
Rental income, finance costs, ownership, improvements, disposals and company structures can all affect the accounting and tax treatment. The record should preserve the history needed later.
Build the accounting around how the business actually operates.

Rental accounts and personal tax
Keep property income and allowable costs organized for Self Assessment and, where applicable, MTD for Income Tax while preserving the information needed for future disposals.
Company accounts and Corporation Tax
A property company has Companies House and Corporation Tax obligations as well as property-specific accounting issues. The company record should remain separate from the owner’s personal position.
Capital Gains Tax and ownership events
A disposal can create a much shorter reporting timetable than the annual tax return. Purchase cost, legal fees, qualifying improvements and ownership history need to be available when the property is sold.
MTD and property-disposal reporting now make current records more important.
Making Tax Digital for Income Tax is now live for the first mandatory cohort. Qualifying income is based on gross self-employment and property income before expenses, using the relevant earlier tax return to determine when the individual enters MTD.
Property tax also depends heavily on the ownership structure and the nature of the expenditure. The tax treatment of residential finance costs, capital improvements, repairs, jointly owned property and corporate ownership should not be assumed from the bookkeeping label alone.
Understand → structure → reconcile → report.
Good accounting becomes easier when the workflow is designed around the business before the filing deadline arrives.
Identify properties and ownership
Separate each property, ownership share, entity and bank flow so the accounting record reflects who owns what.
Maintain rental income and costs digitally
Capture rents, agent statements, finance costs, repairs, insurance and other property transactions in a consistent record.
Connect MTD, Self Assessment or company tax
Use the same underlying records for the relevant personal or corporate reporting process.
Keep disposal information ready
Preserve acquisition and improvement evidence so a future Capital Gains Tax calculation can be completed inside the reporting deadline.
Use one financial record across the services that depend on it.
These services can be scoped separately or coordinated as part of the same Britvex relationship, depending on what the business actually needs.

Questions to answer before the next deadline or decision.
General information is useful for orientation. The correct accounting or tax treatment still depends on the facts of the business or individual.
Do landlords need to use Making Tax Digital in 2026?
From 6 April 2026, MTD for Income Tax applies to relevant sole traders and landlords with qualifying income over £50,000, based on the applicable earlier tax return, unless an exemption applies. The threshold falls in later years under the current rollout.
What counts as qualifying income for MTD?
HMRC describes qualifying income as gross income from self-employment and property before expenses and tax. Different income sources are combined for the threshold calculation.
How quickly must UK residential-property Capital Gains Tax be reported?
Where the UK property reporting rules apply, most UK residential-property disposals with Capital Gains Tax to pay must be reported and paid within 60 days of completion.
Can Britvex handle a property limited company?
Yes. Property companies can be supported with bookkeeping, annual accounts, Corporation Tax and related company obligations, with the company position kept distinct from the shareholders’ personal tax position.
Are all property expenses tax deductible?
No. The treatment depends on the nature of the cost, the type of property activity and the ownership structure. Repairs, capital improvements, finance costs and acquisition or disposal costs can be treated differently.
Should each property be tracked separately?
Property-level tracking is often useful because it makes rents, costs, financing and disposal information easier to reconcile and explain, especially for portfolios.
Keep the property history ready before the next tax event arrives.
Britvex can connect rental records, MTD, personal tax, company accounting and property-disposal work so the tax position is built from a record you can still understand years later.
